HDB flats have specific environmental conditions and regulatory requirements that affect how you should maintain your aircon. This guide covers what is different about maintaining an aircon in an HDB flat versus other property types, and what you can do to avoid the most common and expensive problems.
In most HDB flats, the condensate drainage pipe from your aircon is routed to the bathroom or kitchen floor trap. When this pipe gets blocked, water backs up and eventually leaks from the indoor unit. In a flat, that water does not just damage your own ceiling or wall. It often drips through to the unit below.
Under Singapore strata regulations, you are responsible for maintaining the drainage from your aircon. If a blockage in your system causes water damage to your downstairs neighbour’s ceiling, you are liable for the repair cost. These claims can run into hundreds or even thousands of dollars depending on the extent of the damage.
Regular drainage flushing during every scheduled maintenance visit is the simplest way to prevent this.
HDB corridors are open-air shared spaces. Dust, particulate matter from nearby roads, and fine debris from renovation works in neighbouring units all travel through these corridors and into your flat every time you open the door or window. This means the ambient dust load on your aircon filters is higher than in a sealed condo or landed property.
For HDB flats where the aircon runs daily, rinsing the filter panels every 2 to 3 weeks between professional visits is worth the effort. During active renovation periods on your floor or adjacent blocks, weekly filter rinsing is advisable until the works are complete.
Every HDB flat has a designated aircon ledge where the outdoor condensing unit must be placed. How you use the space around it directly affects your aircon’s performance and lifespan.
HDB estate upgrading cycles, BTO handovers and individual unit renovations are a constant in Singapore.
