Finding a reliable aircon contractor in Singapore should be straightforward, but in practice it is one of the most common frustrations homeowners face. There are hundreds of providers, pricing varies wildly for the same job, and it is difficult to tell the difference between a professional operation and a one-man setup with a company name until the technician is already at your door.
This guide gives you a practical framework for evaluating aircon contractors in Singapore. Not a list of companies to choose from, but the criteria that actually matter when you are comparing quotes, reading reviews and deciding who to trust with a system that costs $2,000 to $5,000 to replace.
The term ‘aircon contractor’ in Singapore covers a range of services. A full-service aircon contractor handles all of the following:
| Service | What It Involves |
| General servicing | Routine cleaning of filters, fan coils, drainage and performance testing. Done every 3 to 4 months. |
| Chemical wash and overhaul | Deep cleaning with chemical solution for units with persistent odours, weak cooling or heavy buildup. |
| Repair and troubleshooting | Diagnosing and fixing faults: leaks, compressor issues, electrical problems, gas top-up, PCB repair. |
| Installation | New system installation for homes, renovations and replacements. Includes piping, electrical and HDB compliance. |
| Maintenance contracts | Scheduled annual servicing plans with regular visits and written service records. |
| Commercial systems | VRF/VRV, cassette, ducted and large multi-split systems for offices, retail and F&B. |
A company that covers all of these is a full-service aircon contractor. A company that only offers servicing and subcontracts repairs or installation to a third party introduces a layer of inconsistency and accountability gaps. When comparing options, ask upfront whether all services are handled in-house.
These are the criteria that separate a reliable contractor from one that will waste your time and money.
For any HDB installation work, Singapore law requires the technicians to be trained by the Building and Construction Authority (BCA). This is not optional. If a contractor cannot confirm their technicians are BCA-trained, do not proceed. The HDB official renovation guidelines specify this requirement clearly.
For servicing and repair, BCA certification is not legally required but it is a strong quality indicator. A contractor that invests in proper training for installation work is more likely to maintain high standards across all their services.
This is the single most practical test of a reliable contractor. Before any work begins, you should receive a written quote that lists exactly what is included and what will be charged separately. If the contractor gives you a verbal ballpark figure and says the final price depends on what they find, that is a red flag.
A proper quote for a System 3 installation, for example, should list: the unit cost, piping length and any extras per metre, bracket type, electrical work, drainage routing, and whether the HDB submission report is included. A vague ‘System 3 installation from $X’ without this breakdown almost always results in surprise add-ons on the day.
A contractor who stands behind their work will offer a written warranty. For servicing visits, look for at least 30 days. For repairs and installation, 90 days is the standard among reputable providers. A company that offers no warranty is telling you something about their confidence in their own work.
The warranty should be in writing, not just a verbal promise. Ask for it to be included in the service agreement or invoice.
A 5-star rating from 15 reviews tells you very little. A consistent 4.5 to 5.0 rating across 500 or more verified Google reviews tells you a lot. At that volume, patterns are reliable: punctuality, cleanliness, pricing transparency and communication quality all show up consistently in review themes.
Just as important: read how the company responds to negative reviews. A defensive or dismissive response tells you how they handle problems. A professional, solution-focused response tells you they care about accountability.
Aircon faults in Singapore do not follow business hours. A contractor worth hiring should be reachable on evenings and weekends, and should have a clear published schedule. If you cannot reach them outside of Monday-to-Friday 9-to-5, they are not set up for the reality of Singapore’s climate and your cooling needs.
Check their WhatsApp response time before you commit. Send a message and see how long it takes to get a reply. This gives you a better indication than anything on their website.
Singapore homes use a wide range of aircon brands: Daikin, Mitsubishi Electric, Mitsubishi Heavy Industries, Panasonic, Samsung, LG, Fujitsu, Hitachi, Toshiba and Midea. Each has different component layouts, diagnostic codes and access methods. A contractor who only works with one or two brands will not be able to help if your unit is a different make.
Ask the contractor whether they service your specific brand before booking. Also confirm they handle your system type: wall-mounted split, ceiling cassette, ceiling concealed or ducted.
Confirm that the contractor is a registered Pte Ltd or sole proprietorship in Singapore. A registered business has accountability: a fixed address, an ACRA registration, and typically insurance that covers accidental damage during work.
An unregistered individual offering cheap rates may save you money upfront, but if something goes wrong during the job, whether that is damage to your property or a botched installation, you have no recourse.
These warning signs should make you look elsewhere.
Getting three quotes is standard advice. But comparing them correctly matters more than just looking at the total figure.
| What to Compare | Good Sign | Red Flag |
| Scope of work | Itemised list of every task included | Vague ‘servicing package’ with no detail |
| Piping length | Standard length stated (e.g. 3m per unit), extras priced per metre | No mention of piping; added as a surprise charge |
| Electrical work | Isolator and circuit clearly included or excluded | Not mentioned until the day of installation |
| Warranty | Written warranty period stated (e.g. 90 days) | No warranty or ‘warranty subject to conditions’ |
| HDB compliance | 14-day report submission included | Not mentioned; you discover it is your responsibility after |
| Brand of parts used | Specified (e.g. genuine OEM or equivalent) | ‘Standard parts’ with no specification |
| Payment terms | Deposit + balance after completion and testing | Full payment upfront before work starts |
A higher total quote that includes everything transparently is almost always a better deal than a lower quote with vague inclusions that become add-ons.
Not necessarily, but the contractor you choose should have experience with your property type.
Residential work covers wall-mounted split systems (System 1 to 5), basic ceiling cassette units in condos, and standard servicing, repair and installation. Most full-service contractors in Singapore handle residential work. The key differentiator is whether they handle HDB compliance (BCA-trained technicians, stainless steel brackets, 14-day report submission) as part of the standard service.
Commercial systems are more complex: VRF/VRV multi-split systems, large ducted systems, ceiling cassette arrays, and precision cooling units. Not every residential contractor has the experience or equipment to handle these. If you need commercial maintenance, confirm the contractor services your specific system type and can provide scheduled service reports for your facilities management records.
| You Can Do This Yourself | Call a Professional Contractor |
| Rinse the filter panel under running water every 2 to 4 weeks | Fan coil and evaporator coil cleaning (requires partial disassembly) |
| Wipe the exterior casing with a damp cloth | Drainage pipe flushing (requires professional vacuum equipment) |
| Clear debris from around the outdoor unit on the ledge | Refrigerant gas check or top-up (requires certification in Singapore) |
| Note changes in cooling performance or unusual sounds | Electrical connection inspection and tightening |
| Check that the condensate drainage is dripping normally | Any installation, piping replacement or bracket work |

For HDB installation work, BCA-trained technicians are a legal requirement. For servicing and repair, there is no mandatory certification, but look for a registered Pte Ltd company with a workmanship warranty, verifiable Google reviews and experience with your specific brand and system type.
Standard general servicing from a reputable contractor ranges from $35 to $55 per unit for a one-off visit. Annual maintenance contracts start from $120 per year. If you are being quoted significantly below $30 per unit, ask what is included, as critical steps are likely being skipped.
Check three things: a consistent Google review rating across hundreds of reviews (not just a handful), a written warranty on their work, and whether they provide a written itemised quote before starting. A contractor who meets all three is worth considering.
If your aircon runs daily, a contract is almost always better value. You save 10 to 25 percent per visit compared to ad-hoc rates, and the contractor handles scheduling and reminders. See our guide to aircon maintenance contracts in Singapore for the full comparison.
Yes, and this is preferable. A full-service contractor who handles everything in-house provides consistency, accountability and a single point of contact. A company that subcontracts some services to third parties introduces gaps in quality control and makes warranty claims harder to enforce.
Switch. There is no obligation to stay with a contractor whose work or communication does not meet your standards. Get quotes from two or three alternatives, compare them using the checklist in this guide, and make a decision based on transparency, reviews and credentials rather than just price.

If your aircon still smells musty, blows warm air, or leaks water after a standard service, the next step is either a chemical wash or a chemical overhaul. Both go deeper than routine servicing, but they are not the same thing and they are not interchangeable. Choosing the wrong one means either paying more than […]
